TAMPA, Fla. — After a whirlwind of soaring housing prices and unprecedented sales turnover in 2022, the Tampa Bay real estate market is finally finding its footing. As we step into 2025, experts are optimistic about a more stable landscape for both buyers and sellers.

Tiffany Michael, a seasoned real estate agent with Century 21 Circle, shared insights with ABC Action News about the ongoing adjustments in the market. “We’re just feeling the pains of inflation from two years ago not totally being shaken off yet,” she explained. However, she noted signs of stabilization in 2024, with listings remaining on the market longer and inventory levels rising as potential buyers hesitated amid fluctuating interest rates.

Many prospective homeowners have been waiting for the Federal Reserve to lower interest rates, a move that has yet to materialize. “The GDP is incredibly healthy right now, which means there hasn’t been a strong inclination for The Fed to lower those rates,” Michael said. “If they did, it could trigger another spike in the market, which we want to avoid.”

As 2025 unfolds, experts predict a gradual slowdown in rate cuts, leading to an uptick in buyer activity. “We think that buyer numbers and closed sales are going to pick up a bit as we move away from the obsession with interest rates,” Michael added. While mortgage rates remain elevated, a modest rise in home prices is anticipated, albeit at a slower pace than in previous years.

“This is going to be the year that it feels a lot more comfortable,” Michael stated, emphasizing the current market’s stability. With less competition and steady pricing, it could be an ideal time for those looking to buy or sell.

For potential buyers, Michael stresses the importance of preparation. “Get your pre-approval so you’re ready to go,” she advised. Sellers, too, should take proactive steps to enhance their properties. “Consider a pre-home inspection to identify any repairs needed, and work on staging to make your home more appealing,” she suggested.
