TAMPA, Fla. — In a significant shift for the local real estate market, home prices in several cities across the Tampa Bay region are projected to decline this year, with some areas ranking among the highest in the nation for expected drops. According to Realtor.com, the Sarasota–Bradenton area is set to see a staggering 8.9% decrease, while the St. Petersburg–Clearwater–Tampa metro area is forecasted to experience a 3.6% decline.

As the housing market recalibrates, local real estate experts are optimistic that falling prices, combined with a modest dip in mortgage rates, could enhance affordability for buyers and provide relief for sellers whose homes have lingered on the market.

“2026 is going to be a year that housing looks to get back on track,” said Jake Krimmel, a senior economist with Realtor.com. This sentiment is echoed by local agents who are witnessing the effects of high inventory levels, particularly in fast-growing areas south of Tampa Bay.

Colleen Hockenberry, a real estate agent with Frank Albert Realty, noted that the influx of new construction in Manatee County has created a surplus of homes, leading to increased pressure on sellers. “There are builders putting up houses, but not enough buyers to fill them,” she explained. Some sellers have even resorted to converting their listings into rentals as they struggle to sell at high prices.

While many potential buyers are holding out for mortgage rates to return to the historically low 3% range, Hockenberry warns that this expectation could hinder first-time buyers. “When rates were at 3%, homes were selling above appraisal values, and now sellers are trying to sell at those inflated prices,” she said.

Despite the challenges, Hockenberry believes the current market dynamics could foster a healthier balance, eliminating the bidding wars that characterized the previous boom. For sellers, she advises patience and collaboration with experienced realtors who understand local conditions. Buyers, on the other hand, should explore available programs and incentives that could make homeownership more attainable as the market shifts.

As Tampa Bay’s housing landscape evolves, experts suggest that 2026 could mark a pivotal moment, particularly for those buyers who have been waiting for the right opportunity to enter the market.
