The report highlights that the East Coast is a hotspot for escalating home prices, with eight of the top ten metro areas located in this region. "Florida dominated the ranking, with prices skyrocketing at national highs in six cities," said a spokesperson from AgentAdvice. The combination of low housing supply, favorable weather, and a surge in both national and international interest has led to a significant imbalance between demand and availability in the Sunshine State.

Naples Takes the Silver

Leading the charge is Naples, Florida, which ranks second nationally with a staggering 75.17% increase in median home prices over the past five years. The median listing price in Naples soared from $349,393 in June 2019 to $612,038 in May 2024, peaking at $614,793 in March 2024.

Ocala and Tampa Follow Suit

Not far behind, Ocala claims the fourth spot with a remarkable 70.84% increase, bringing the median listing price to $279,543. Tampa follows closely in fifth place, where home prices have surged by 70.26%, reaching a median of $382,802.

Port St. Lucie and North Port Join the Ranks

Port St. Lucie and North Port also made the list, ranking sixth and seventh respectively. Port St. Lucie saw a 70.18% increase, with median prices now at $404,048, while North Port experienced a 68.46% rise, bringing its median listing price to $455,626.

Miami Rounds Out the Top Ten

Miami, known for its vibrant lifestyle and cultural diversity, ranks ninth with a 67.69% increase in home prices, climbing from $292,261 to $490,088 over the five-year period.

The National Landscape

The only city to surpass Naples is Knoxville, Tennessee, which tops the list with an impressive 83.29% increase. The full list of the top ten metro areas with the fastest-rising home prices includes:

While Florida cities are experiencing a real estate boom, the report also notes that some areas are seeing minimal price increases. Louisiana cities, including New Orleans, Lafayette, and Shreveport, reported the lowest increases, with median prices rising only 8.67%, 8.69%, and 11.39%, respectively.
