Developer Unveils Ambitious Plans for 807-Bed Student Housing Near USF
ATHENS, Ga., Aug. 28, 2025 — Landmark Properties, in collaboration with Canyon Partners Real Estate LLC and Peninsula Investments, has announced an exciting new development: The Mark Tampa, a six-story student housing community set to transform the landscape just steps from the University of South Florida (USF).
Situated on a 4.31-acre site at 2700 University Square Drive, the project is strategically located a mere 0.18 miles from the USF campus, making it an ideal living option for students. Construction is set to commence immediately, with the community expected to welcome its first residents for the 2027-2028 academic year.

The Mark Tampa will feature 215 fully furnished units, offering a range of living arrangements from studios to five-bedroom apartments. This development marks Landmark Properties’ fourth asset in the Tampa market, where it has already developed and operates 1,930 beds across three properties. The Mark Tampa represents Canyon’s eighth investment in student housing over the past five years, reflecting the growing demand driven by increased enrollment at USF.
Peninsula Investments, making its debut in the Tampa market with this project, adds to its portfolio of 47 student housing investments across the U.S.
