New Retail Developments Transforming Southwest Florida

Naples, Fort Myers, and Charlotte – Exciting retail developments are underway in Southwest Florida, promising to enhance local shopping experiences and create new job opportunities.

In Naples, Barron Collier Cos. and Metro Commercial Development Group are making strides with the construction of the Winchester Center, a sprawling 60,000-square-foot shopping hub located at the intersection of Immokalee Road and Orange Tree Boulevard. Spanning 21 acres, the center has secured Sunshine Ace Hardware as its anchor tenant, occupying 22,650 square feet. Additional tenants include popular names such as Little Caesars Pizza, Anytime Fitness, Heartland Dental, and Cold Stone Creamery. The center will also feature a three-story, temperature-controlled self-storage facility and a two-story NCH Immediate Care and Physician Offices, catering to the community’s diverse needs.

Meanwhile, in Fort Myers, a 2.07-acre parcel of the Pelican Preserve shopping center has been sold for $2.21 million, with plans for EōS Fitness to open a 40,000-square-foot gym. This will mark the fitness chain’s first facility in Southwest Florida, further enriching the local fitness landscape.

Tampa, St. Petersburg, Pasco, and Polk – In a significant boost for affordable housing, Casa Bel Mar, a 100-unit community, has officially opened in Tampa. Located at 4003 S. Manhattan Ave., the complex features one- and two-bedroom units, with 10 reserved for individuals transitioning out of temporary housing. Funded in part by $2 million from the city and $2.5 million from Hillsborough County, the project aims to provide affordable living options for low-income households while ensuring affordability for a minimum of 30 years.

Additionally, GE Vernova is planning a $20 million expansion at its Clearwater facility, which will create 75 new jobs. This investment is part of a larger $600 million U.S. expansion aimed at meeting the rising demand for high-voltage grid equipment.

Sarasota and Manatee – In Palmetto, a shopping center anchored by Dollar Tree has been sold for $2.67 million. The property, which also houses The UPS Store and Pizza Hut, is expected to continue serving the local community.

In Bradenton, development is underway for SeaFlower, a mixed-use community set on 1,175 acres. Once completed, it will feature 4,000 residences, 250 hotels, and 350,000 square feet of commercial space. The initial phase will include over 1,000 homes and 600 apartments, centered around a picturesque lake and a resident-only amenity campus.

As these developments take shape, Southwest Florida is poised for a vibrant future, with enhanced retail options and improved living conditions for its residents.
