New Build-to-Rent Community Set to Transform Bexley, Florida

Bexley, FL – In a significant development for the growing community of Bexley, Dinerstein Companies has announced plans to construct a 250-unit build-to-rent community on a newly acquired 28.5-acre site. The deal, finalized on June 12, marks a pivotal moment for the area, which is approximately 30 minutes north of downtown Tampa.

Maymont Homes, based in Charleston, South Carolina, will spearhead the project, with pre-leasing expected to commence in late spring 2026. Residents can look forward to moving into their new homes by the fourth quarter of that year.

“This will be the first build-to-rent community in Bexley, an award-winning master-planned community recognized for its upscale residential neighborhoods, excellent schools, and extensive network of parks and trails,” said Matt Mitchell, Senior Managing Director at Berkadia, which facilitated the sale on behalf of the seller, Brookfield Residential Land. “Demand for rental housing in this section of Pasco County is expected to outweigh supply as the area continues to attract significant population and job growth.”

The planned community will feature a mix of two- and three-bedroom residences, complete with private yards and attached garages. Residents will also enjoy access to high-end amenities, including a clubhouse, fitness center, neighborhood parks, and a resort-style swimming pool.

Brad Dinerstein, Managing Partner of The Dinerstein Companies, expressed enthusiasm about the project, stating, “We are thrilled to bring a unique housing solution to individuals and families in Pasco County. Strategically located near the intersection of Bud Bexley Parkway and Sunlake Boulevard, the development site is adjacent to a 41-acre parcel earmarked for future retail development. The extension of Sunlake Boulevard will further connect the area to the new Moffitt Cancer Center Pasco Life Sciences Campus and the Angeline master-planned community, enhancing accessibility and growth potential.

Bexley, which began construction in 2016, is a joint venture between North America Sekisui House and Brookfield Residential Land, managing over 20 successful communities across top real estate markets in the country.
